Planning refusal - Replacement porch, installation of glazed doors to the rear elevation, insertion of two roof lights, re-opening of windows in the gable ends at second-floor level, infilling of the existing double kitchen window, and formation of two new windows in the east side elevation at ground floor level.
This is a house that was originally a very simple large stone barn and was converted in the 1990’s and at that time, it was assessed that the barn could be used as a house without major alterations. This is pretty much the national policy for barn conversions, which when converted are to retain their original character, and on this basis all permitted development rights were withdrawn in order that the planners could control any further proposed alterations.
This makes any future alterations very difficult, and they have to be sensitive. The proposed addition of the porch here, and the additional windows unfortunately do change the character of the original building and so the planners are always likely to refuse these changes. The report suggests the roof lights might be acceptable, and implies that some other changes may be possible, this needs a discussion with the planners to see what they might accept, but really the power is theirs from the original permission.
