Planning refusal for the erection of a first-floor extension over the existing garage including fenestration changes and single-storey front extension and new porch.
We are not really surprised by this decision. There is no objection from the Parish Council, this is just a very poor design. The existing house is a typical detached house with a double garage, and it is not unusual to add further accommodation above the garage. Many houses are designed that way anyway, but in this case, the addition is far too large. It transforms the main approach to the house making the house look disproportionate to the style of the house.
The ridge level of the addition should be lower, and there are ways of achieving this without removing too much floor space, and the brickwork surrounding the large new bedroom window is very visually ‘heavy’. The alternative might be to go the whole hog, keep the ridge level the same and make the houses double-fronted. This needs a much better design and would then be likely to gain approval.
