This scheme is an ambitious attempt to replace the existing, very unattractive, single-storey flat-roofed addition to an end terrace in a Conservation Area with a 2.5-storey dwelling. Amazingly, the single-storey element is already a separate house and so this is a replacement dwelling application.
The aspiration is admirable and the scheme is inoffensive but unfortunately, we cannot see how a scheme of this scale would be acceptable due to over-bearing on the neighbours, despite the agent submitting shadow diagrams to show the limited degree of this. A revised scheme of 1.5 storeys which improves the look of the existing building would be our approach moving forward.
