Refusal of Certificate of Lawful Development for the proposed erection of a single-storey rear infill extension and replacement of existing patio and hardstanding paths.
Albeit this is a detached house, and the permitted development order allows single-storey extensions up to 8m, if they are beyond 4m (which this is) then there needs to be a neighbour consultation channeled through the local planning authority, and the local authority should then give prior approval that the proposal does not require a formal planning application before the project starts.
This is not the case, but all is not lost. The applicant just needs to submit a planning application and it is highly unlikely this will be refused.
