Kettering Planning Application | North Northamptonshire Council | NK/2022/0751 | REFUSAL | Change of Use Turning Out-Building into 2 Flats | Wellington Street
This planning refusal by the Local Planning Authority has the reasons for refusal listed as The proposed conversion of the building into 2 no. flats is of a poor design that would result in unacceptable living conditions by reason of unacceptable outlook, standards of privacy, and nuisance due to the proposed side window arrangements relative to the outdoor bin/bicycle storage area and the neighbouring property of No.139 Wellington Street.
its actually quite a nice scheme, which involves raising the eaves level at first floor level to improve the headroom. Basically, its too ambitious, there is quite a nice yard/workshop building already there, and conversion of this into a single flat is perfectly acceptable, but to try and squeeze 2 units in is too ambitious.
PAPA Says - revise the scheme, leave the roof as it it, uses rooflights and a window on the roadside at first floor level, make it a single unit and go again.
