The main reason for this refusal is The application site is within the phosphorus sensitive River Wye Special Area of Conservation (SAC) catchment. Any proposed development that might increase the amount of phosphorus within a river SAC catchment. could lead to damaging effects to the SAC. There is potential for this development to increase the amount of phosphorus being discharged from the site. Insufficient information has been provided to determine whether there is a likely significant effect on the SAC.

This is an unusual reason for refusal, but it does not exclude the opportunity to gain planning permission. The site is quite spacious, and so privacy distances can be achieved albeit there is a bungalow to the rear.
