This planning decision is very common across the country, the reason for refusal being The proposed dwelling by virtue of its siting and design would result in an incongruous form of development which would be out of character in the street scene and cause harm to visual amenity.
The site is an open corner plot on a 1950's housing estate, and there are a multitude of similar plots which will all seem to physically accommodate a single dwelling, but when plotted the subsequent scheme always seems to be just too tight, and the LPA is always reticent to approve because all it will do is upset the neighbours and bring forward further applications for similar corner sites. The scheme fits in with the street scene, with the architecture replicating the existing houses, but the addition of roof dormers is a step too far.
PAPA Says - Remove the dormers, go again and if refused go to appeal, it will all depend on the appeal inspector appointed as to whether the valuable need for housing outweighs the perceived effect on the neighbours.
