The reason for refusal of this application is The proposed development by reason of its design, scale, mass and height would result in an unacceptable form of development which fails to respect the immediate character of the area while negatively competing with the adjoining dwelling on 42 Main Road.
Looking at the location the site does appear to b a natural building plot, in a built-up residential area which means in planning terms applications of this nature should be encouraged. It appears that the issue here is that of scale, the original scheme submitted was for a two-storey dwelling, it appears then that the Architects (and it is refreshing to see a qualified architects practice) have made best efforts to overcome the comments of the planning officers during the planning period, but bizarrely it appears that the original scheme submitted actually respected the scale and design of no. 42 Main Road more than the final refused scheme which is compromised in design by efforts to reduce the scale.
PAPA Says -If the original scheme had been refused then it might have had better chance at appeal than the final refused scheme, which does not really relate to the surroundings. A fresh look and an application for a more modest proposal is more likely to be approved.
