The reason for refusal here is given as The proposal in terms of its scale, location and design fails to respect the prevailing street pattern of Chaplin Crescent, shows insufficient regard to the layout and other characteristics of adjoining buildings and land and would be therefore be out of character with the surrounding area. Moreover, the proposal would result in an unacceptable overbearing impact and loss of light to 41 Chaplin Crescent.
The Location if this garden is on a corner plot on a 1970's development of 2-storey semi-detached houses, effectively where the white van is on the image below. The refusal specifically refers to the loss of light to no.41 who are the applicants, and so it is always a mystery as to why this will be an issue, as the applicants are fully away of any over-bearing, and will to accept this in exchange for the benefit of planning permission, the proposed house is also on the north-west of no. 41 and so the loss of daylight will be minimal. The only real concern might be over-looking of the rear garden of the adjacent house on the west.
PAPA SAYS - although this is a variation on the prevailing street pattern, there is enough space for a small dwelling and a garden here, just needs a little manipulation of the direction of the first floor windows, a revised application and then appeal if un-successful.
